When we first met him, he was relocating to Central Texas from California and planned to purchase a home without buyer representation.
Like many buyers today, he had already spent considerable time researching the market online, understood business and negotiation well, and wanted to carefully evaluate whether professional representation would truly create value.
We met when I showed him one of our listings.
From the beginning, I made it clear that I represented the seller, not him, and that my responsibility was to protect the seller’s interests.
I explained how representation works in Texas and the difference between the factual information I could provide as the listing agent and the advice and advocacy a buyer’s representative could provide once that relationship was established.
That representation could include helping him evaluate properties and market conditions, understand contracts and inspections, develop a negotiation strategy, navigate complexity, and make informed decisions with someone responsible for protecting his interests.
There was no pressure.
Just a clear explanation of his options and straightforward answers about the listing.
Before leaving the property, he asked an important question:
“How would you justify a full-price offer on this home?”
Because I represented the seller, I explained that I could tell him why the seller was holding firm at the asking price, but I could not advise him what he should offer.
Then I told him the truth.
The seller had recently adjusted the asking price. Buyer activity had increased significantly, and the seller’s position was to remain firm.
That answer mattered.
A short time later, after deciding he wanted representation of his own, he called and asked C.J. and I to represent him in his home search.
From that point forward, our responsibility changed. He was now our client, and our duty was to advise him, advocate for him, and protect his interests throughout the purchase.
He later told me that my honest response, especially while representing the seller, was one of the reasons he felt comfortable moving forward with us.
Although that particular property wasn’t the right fit, we eventually helped him purchase a home that better matched his goals, priorities, and lifestyle.
Over time, the professional relationship evolved into a friendship.
That is one of the rewarding parts of working in a business built on long-term trust.
One lesson we’ve learned through decades of buyer representation became an important part of Our Value Creation System.
Strong representation is rarely about selling someone a property.
In most cases, the right property sells itself.
Our role is to create value by helping buyers evaluate decisions clearly, navigate complexity, protect their interests, negotiate effectively, and ultimately purchase the home that best fits their goals, lifestyle, and long-term plans.
