Building a custom home is never just about building the home.
For Bruce and his family, it meant finding the right lot, selecting the right builder, arranging construction financing, navigating contracts and design decisions—and coordinating all of it with the sale of two existing homes in Austin and Round Rock.
They had never built a custom home before.
Every moving piece affected what could happen next.
A delay in construction could affect the timing of a sale. A change in design could affect the budget. A financing decision, contract provision, or unexpected problem could carry consequences throughout the entire project.
Timing, communication, and coordination weren’t simply helpful.
They were essential.
We began by helping Bruce locate the right lot in Gabriel’s Overlook in Georgetown. From there, we helped him evaluate builders and navigate construction financing, contracts, allowances, design decisions, and the overall building process.
At the same time, we were preparing and coordinating the sale of the family’s two existing homes.
We understood the process from several perspectives. Over the years, we have represented custom-home builders, marketed and sold speculative and to-be-built homes, and guided buyers through the construction of many custom homes.
We have also had three custom homes built for ourselves—including the home on our ranch.
We weren’t advising Bruce from theory.
We understood firsthand the excitement of watching a home take shape, the pressure created by hundreds of decisions, and how quickly an unexpected issue can affect the budget, timeline, or finished result.
Our role was not to make those decisions for Bruce and his family.
It was to help them understand the choices in front of them, anticipate what would come next, recognize potential problems early, and keep the many people, decisions, contracts, and timelines moving toward the same objective.
This was our Value Creation System working across the entire transition.
Preparation helped establish a realistic path forward.
Positioning helped the two existing homes reach the market at the right time and properly prepared.
Negotiation helped protect the family’s interests as contracts, decisions, and circumstances evolved.
And constant coordination helped keep each moving piece aligned with the next.
Both existing homes sold quickly and smoothly, and Bruce and his family successfully transitioned into a custom home designed around their lifestyle and long-term goals.
Bruce’s words meant a great deal to us:
“We had never built a new home before, and we had two homes to sell, so the guidance we received from Pfau & Company Realtors throughout the entire process was invaluable… Jon & C.J. handled everything, allowing us to move forward with confidence.” — Bruce Lessem
Experienced representation cannot remove every complication from building a custom home, and selling two more.
But it can help buyers and sellers understand what lies ahead, make better-informed decisions, avoid costly mistakes, and move through an enormously complicated process with greater clarity and confidence.
Preparation. Positioning. Negotiation. Results.
