This 44+ acre Liberty Hill ranch property offered a strong combination of usable pasture, long-range views, mature oak trees, and a well-positioned ranch-style home set back privately on the land. Gabriel’s Overlook has been part of our story since the beginning. When Pfau & Company Realtors was first launched in 2000, Gabriel’s Overlook was still in its early stages of development. The rolling Hill Country landscape, native oak trees, larger acreage homesites, gated entrance, and access to the South San Gabriel River immediately made the community feel different from many traditional subdivisions in the area. We built one of the earlier homes in the neighborhood and spent over ten years living there ourselves. Over time, we came to know the community well — not simply through sales activity, but through everyday life. Neighbors became friends. We experienced the character of the area firsthand, from walks to the river park and friendly hellos along the way, to the comforting peace and feel that continues to attract buyers today.  It is a convenient oasis from a busy world. Located in Georgetown within Liberty Hill ISD, Gabriel’s Overlook remains one of the more distinctive custom home communities in the region, with approximately 280 homes spread across beautiful one- to three-acre Hill Country homesites. Since 2000, we have closed more than 150 transactions within Gabriel’s Overlook alone. While the neighborhood represents only one part of our broader Central Texas business, it has always remained a community we genuinely enjoy serving and returning to. Not every real estate lesson was learned sitting behind a desk. While traveling outside Moki Dugway, Utah, we came across this rancher moving cattle toward fresher grazing before the harsher summer conditions arrived.  And I got the shot. It was a simple reminder that strong outcomes are usually shaped long before outside conditions fully change. In real estate, preparation and positioning often work the same way. We recently sold two lake properties and have been out showing others across the Highland Lakes and the Corps lakes around Belton.  We enoy selling waterfront and have done it for years. Waterfront property is different. Sometimes presentation becomes part of the strategy. Not every home needs staging. Some properties already create warmth, scale, and emotional connection naturally through furnishings, layout, and lived-in atmosphere. In other situations, especially vacant homes competing for buyer attention, staging can play an important role in how the property is experienced. This Cimarron Hills custom home already carried strong architectural presence — soaring ceilings, dramatic stonework, expansive living spaces, and luxury finishes throughout. But because the home was vacant, the builder and our team made the decision to fully stage the property in order to help buyers better understand the scale, flow, and lifestyle the home was designed to offer. The goal was not simply decorating rooms. The goal was creating atmosphere, emotional connection, and a stronger first impression both online and in person. This is one of C.J.’s favorite simple outdoor spaces out here at the ranch. Nothing elaborate. No major construction project. Just a quiet place tucked into the trees overlooking the creek where she can sit, read, think, and slow down for a little while. We spent a Friday in Johnson City helping buyers evaluate several Hill Country acreage properties — and what stood out was how different each property truly was. Some offered long-range hilltop views. Others provided privacy, valleys, mature oak trees, rock features, seasonal water, or more usable pastureland. Nearly new homes can offer a different kind of value when the right improvements are already in place. The key is promoting them properly. This home on Sycamore had already benefited from thoughtful upgrades — landscaping, window treatments, and interior touches that many buyers take on after purchasing new construction. We made a deliberate decision to position the home around that advantage so it stood apart from competing new homes in Georgetown Village.  That positioning allowed buyers to recognize the value quickly, leading to a smooth contract and closing. Pools can absolutely add value — but not always in the same way, or in every market segment. Over the years we’ve sold many homes with pools across Central Texas, including these properties. In some situations, a well-designed pool became a major emotional driver for buyers and strengthened overall marketability. In others, it functioned more as a lifestyle bonus than a direct value increase.  A great pool only reaches its full potential when the property is positioned correctly for the right buyer audience. This Liberty Hill home in Santa Rita Ranch entered the market during the rapid mortgage rate increases of 2022 — a period when buyer activity slowed quickly and many sellers were still pricing homes based on yesterday’s market instead of current conditions. The property itself showed well: strong neighborhood, thoughtful upgrades, excellent condition, and desirable mid-to-upper price point appeal. But in shifting markets, presentation alone is not always enough. Our focus became adjusting quickly to real-time buyer behavior while continuing to strengthen positioning through preparation, photography, marketing exposure, and realistic pricing strategy. The seller placed a great deal of trust in our guidance throughout the process. Over the years, we have represented him in four different sales, and this transaction required the same kind of honest communication and disciplined decision-making that changing markets demand. This Escalera Ranch transaction involved several moving pieces happening simultaneously. Our sellers — four-time past clients — were purchasing another home, both inspections took place on the same day, and the buyers needed possession of the property the same day our sellers moved into their next home.
